Tenants Information

Rental Payments 
With regard to the payment of Bond and your initial 2 weeks rent is to be paid by Bank Cheque or Money Order only.  Personal cheques and cash will not be accepted.  Please speak to our Property Manager to ensure you have the correct details prior to organising your Bank Cheques.

Rent is payable in advance at all times.  Page 1 of your Residential Tenancy Agreement will state the agreed rent and the payment periods that it is required to be paid in, be it weekly, fortnightly, monthly etc.

You will also see the direct credit banking details to assist you with the payment of your rent via internet banking or direct bank deposits.

If at any time you are unable to make a rental payment, please contact Holt Property Group immediately.  In the event that we do not receive your rental payment and you have not contacted Holt Property Group we are obligated by legislation to issue a Termination Notice and then proceed to the Tenancy Tribunal for a hearing to gain possession of the property and to collect all rent and charges due. 


Property Condition Report
Prior to your taking occupancy of the rental property, we will complete a property condition report detailing the condition of the property at the commencement of your tenancy.  Two copies of this report will be given to you at the beginning of your tenancy and should be check off carefully by yourself with any comments noted on the report, signed and dated and returned to Holt Property Group within 7 business days of your tenancy.

It is in your best interest to ensure the report is a comprehensive and accurate description of the property’s current condition as this is what we will refer to, and update at the end of your tenancy to compare the condition of the property at commencement, duration and end of your tenancy.  Should the condition of the property at the end of the tenancy be worse than at the commencement (fair wear and tear excepted) it will be your responsibility to return the property to it’s original condition.


Rental Bond
Your rental bond will be lodged with the NSW Department of Fair Trading and is held as security against any unpaid rent or damage to the property.  Upon lodgement, you will receive written confirmation from the Department of Fair Trading confirming they have received your bond payment and providing you with a Bond Registration Number.

Your bond will be refunded to you promptly after the property is fully vacated, less any deductions that may be agreed or directed by the Tribunal.


Periodic Inspections
During the course of your tenancy, our Property Manager may inspect your property periodically after you have been given 7 days notice.  This will include an inspection 3 months after your tenancy commences and every 6 months thereafter.  We will contact you in advance to arrange a convenient time.

Keys
Holt Property Group retain duplicate keys to all properties for emergency access.  Locks can only be changed after you have obtained permission from your Property Manager and you would then need to supply us with a spare set of those keys.


Insurance
The owner’s insurance cover on the property does not extend to cover your belongings.  We strongly suggest that you take out comprehensive contents insurance to cover your belongings.
